Dubai Apartment Parking: What Buyers Should Check Before Purchasing
A parking space advertised with a Dubai apartment is not enough on its own. Learn how to verify the allocation, inspect the bay and understand restrictions before buying.

Short answer: Before buying a Dubai apartment, verify which parking space comes with it, how that entitlement is documented and whether the bay works for your vehicle. Do not assume that an advertised space, an access card or a seller’s current use proves ownership or a permanent right to park.
1. Is the parking space owned, allocated or rented?
Parking arrangements differ between developments. A space may be documented as part of the apartment’s property rights, allocated under building arrangements or made available through a separate rental agreement. These distinctions matter because they affect what you receive on completion and whether the arrangement can change.
Start by asking the seller to explain the basis on which they use the space. Then request supporting documents rather than relying on a listing description saying ‘one parking included’. A seller may use an additional bay by agreement with another owner, but that arrangement does not necessarily transfer with the apartment.
- Documented property entitlement: establish how the parking right relates to the apartment and where it is recorded.
- Allocated use: check who assigns the space and whether the allocation can be changed.
- Separate rental: review the agreement, expiry terms and whether a new owner can continue it.
- Shared parking: confirm whether availability is guaranteed or subject to space.
If the documents are unclear, seek clarification from the developer and the Dubai Land Department (DLD), with independent legal advice where necessary. Building management can explain day-to-day arrangements, but its confirmation should not replace verification of legal rights.
2. Which documents should you request?
Ask for the apartment’s title deed, the relevant sale documents and any parking allocation letter or plan. Not every development records parking in the same way, so the absence of a bay number from one document should prompt further checks rather than an immediate assumption that no parking is included.
Compare the apartment number, parking level and bay identifier across the available records. If a space has been renumbered or reassigned, ask for written evidence explaining the change. Inspect the actual bay rather than accepting a photograph of a convenient space elsewhere in the garage.
- Request a plan identifying the bay’s location.
- Ask building management to confirm the current operational allocation.
- Check whether any additional space is covered by separate documentation.
- Investigate discrepancies before signing a binding agreement or paying a non-refundable sum.
The sale agreement should accurately describe the parking entitlement being offered. Have any important parking commitment documented appropriately, particularly where an extra bay influences your offer. Our buyer’s guide provides broader context for organising purchase documentation.
3. Will your car actually fit and manoeuvre safely?
A parking bay can look adequate when empty yet become awkward once neighbouring vehicles are present. Columns, walls, low pipes and tight turning angles can make everyday access difficult, particularly for larger vehicles or households needing room for child seats.
Arrange a viewing with the vehicle you expect to use, subject to building access permission. Test the approach, reversing angle and ability to open doors without crossing into another space. Check the entrance clearance as well as the clearance along the route to the bay.
- Width: can passengers enter and leave comfortably?
- Length: does the vehicle fit without obstructing circulation?
- Access: are ramps, corners and entry barriers manageable?
- Convenience: how far is the bay from the correct lift lobby?
- Conditions: is lighting adequate, and are there visible signs of leaks or drainage problems?
For tandem spaces, where one vehicle parks behind another, consider whether someone must move a car each morning. Two spaces do not always provide the same convenience as two independently accessible bays.
4. Can you secure an additional parking space?
If your household has two cars, investigate the second space before committing to an apartment with only one confirmed bay. Nearby street parking or an informal arrangement may not be dependable throughout your ownership.
Ask building management whether additional spaces are available, who controls them and whether residents can rent spaces from other owners. Availability, charges and eligibility vary. Obtain current written terms and check whether there is a waiting list rather than assuming that a vacant-looking bay is available.
If someone offers to sell you a separate space, verify that it can legally be sold and registered in the proposed way. Do not assume every parking allocation is independently transferable or available to someone who does not own in the building.
When comparing available properties, assess the total practical arrangement: apartment price, confirmed parking rights and the ongoing cost of any extra space. A cheaper apartment may be less suitable if your household must rely on uncertain parking.
5. What are the rules for visitors, tenants and access?
Resident parking and visitor parking are different facilities. A building may offer visitor spaces but limit their use, require registration or apply charges. Ask about the current policy if you regularly host family, receive carers or need accessible visitor arrangements.
Check how access cards, vehicle registrations and entry systems are administered. Establish what the buyer must do after transfer and whether there are charges for issuing or replacing access devices. Confirm the current position directly with management, as operational rules can change.
Investors should also establish how a tenant obtains access and which space can be included in the tenancy agreement. Avoid advertising more parking than you can provide. If a separate bay rental supports the arrangement, check its duration and renewal conditions before promising it to a tenant.
During a viewing, look for obstructed driveways or frequent unauthorised parking. Ask management how complaints are handled and whether the advertised allocation is currently subject to a dispute.
6. Can you install an EV charger?
Owning an allocated parking space does not automatically mean you can install a private electric vehicle charger. Installation may involve shared infrastructure, electrical capacity, cable routes and approvals beyond the boundaries of the bay.
Ask building management for the current EV charging policy and confirm the technical and approval requirements with the relevant utility and a qualified installer. Request written clarification on installation costs, electricity billing, maintenance responsibilities and any restrictions.
If a charger is already installed, check whether it is included in the sale, whether its installation was approved and how the account or service arrangement changes on transfer. For communal charging, investigate access and availability rather than treating the presence of chargers as a guarantee that one will be free when needed.
7. How should parking influence your purchase decision?
Parking matters differently across households and locations. Buyers who drive daily may prioritise easy access and a second bay, while others may place more weight on walking routes and public transport. Explore our Dubai area guides alongside a building-specific inspection.
There is no universal price premium for an extra space. Compare genuinely similar apartments and separate documented rights from temporary conveniences. For investors, consider the likely tenant’s needs without assuming that additional parking guarantees higher rent.

Frequently asked questions
Does every Dubai apartment come with a parking space?
Do not assume that it does. Confirm the entitlement for the specific apartment through the relevant property documents and obtain clarification from the developer or DLD if the position is unclear.
Is a parking allocation letter proof that I own the space?
An allocation letter can help establish which space is assigned to an apartment, but it should not automatically be treated as proof of separate ownership. Check it alongside the title and sale documents, and seek legal clarification where necessary.
Can I buy or rent another parking space in my Dubai building?
It depends on the development’s arrangements and availability. Ask management about rentals and verify with the relevant parties whether any proposed separate sale is legally transferable and registrable.
Can I install an EV charger in my allocated parking bay?
Not automatically. Check the building’s policy, electrical capacity, approval requirements and billing arrangements before committing to installation. Existing chargers should also be checked for approval and transfer arrangements.
